Residential plot enquiries in Sector 20
YEIDA’s official residential-plot information identifies parts of Sector 20 among its planned residential areas and directs readers to official plot records for size, location and status. This establishes sector-level planning context. It does not confirm a particular seller’s rights, available stock, possession or operational services.
Start an enquiry with the exact pocket, plot number, allotment number, original scheme and recorded area. Compare those details across the applicable layout, allotment papers and executed documents. A sector address alone does not establish tenure, registration readiness or the condition of the actual site.
Read the allotment and lease documents
YEIDA’s published residential lease format describes a 90-year lease from execution of the deed and residential construction to a plan approved by the Authority. Before a resale, establish whether the seller holds allotment rights or an executed, registered lease and read the documents applicable to that plot, including subsequent orders and permissions.
- Identity and area: match the pocket, plot number, recorded area and boundaries to the Authority documents and applicable layout.
- Possession and services: inspect the possession and demarcation records and visit the plot to check boundaries, approach, roads, drainage, water and electricity.
- Dues and deadlines: request the current Authority account statement, receipts, outstanding demands and construction or extension notices.
- Transfer: confirm the required permissions and the current written charges for the transaction. YEIDA’s residential allotment-right transfer form states that submitting an application does not itself grant permission.
Registration, physical possession, service connections and permission to construct each need their own evidence. A planned road, park or facility is not proof that it is complete or operational.
For the document sequence, see our residential lease-deed guide and transfer guide.
Share the exact plot details, quoted area, asking price and available documents with your enquiry. Confirm the individual offer’s availability, seller’s rights, possession and transfer eligibility before committing funds.
Sector 20 plot prices: compare the actual offer and dues
Obtain a dated written quotation for the exact plot. A seller’s asking price, an original scheme allotment rate, an Authority demand and the amount used for registration are different figures. Confirm which figure a quotation refers to before comparing offers.
| Item to check | Records to request |
|---|---|
| Seller’s consideration | Exact pocket, plot number, recorded area and written asking price. |
| Authority account | Applicable scheme and allotment letter, current statement, receipts and outstanding demands. |
| Transfer-related amounts | Current permission requirements and written charges applicable to the proposed transaction. |
| Other transaction expenses | Applicable registration expenses, taxes, brokerage and a written agreement identifying who pays each item. |
The published RPS10/2026 brochure names Sectors 15C, 18 and 24A. Its scheme rate should not be presented as a Sector 20 quotation. For an existing Sector 20 allotment, use the scheme and documents that actually apply to that plot.
No current uniform Sector 20 sale price or final transfer demand is certified here. Confirm the proposed consideration, any outstanding premium or compensation demand, lease-related amounts and other applicable charges from the current records.
Read our plot-rate guide and resale versus new-allotment guide for the questions to ask when comparing figures.

These pages cover enquiries using the stated pocket and quoted size. They are not a list of currently available plots. Check the area and exact address against the individual allotment and layout.

Common questions
Obtain a dated quotation for the exact plot and identify the applicable scheme, Authority dues and transaction expenses. This page does not certify a uniform current sale rate or a final transfer demand. A scheme rate for another sector is not a Sector 20 quotation.
No tenure conclusion follows from the address alone. YEIDA’s published residential format is a lease deed. Read the original scheme, allotment and executed documents applicable to the actual plot.
Confirm the exact pocket, plot number and recorded area against the applicable layout and allotment documents. Scheme size categories and this site’s enquiry pages do not certify current stock or the area of a particular offer.
Check registration, possession, demarcation and construction requirements separately using the plot records and current Authority position. A sector-wide description cannot establish readiness.
Verify the seller’s rights, plot identity, Authority dues and applicable permissions. YEIDA’s residential allotment-right transfer form requires specific permission; submitting an application alone does not grant it.
Check the actual plot and approach during a site visit and obtain the relevant service or possession records. A layout or proposal is not evidence that a facility is complete, connected or operational.
