Yamuna Expressway Master Plan
The YEIDA master plan for the Yamuna Expressway — sector layout, land use and the infrastructure shaping India’s next growth corridor around the Noida International Airport at Jewar.
Yamuna Expressway master plan — complete overview
The Yamuna Expressway Industrial Development Authority (YEIDA) master plan lays out a world-class industrial, residential and commercial corridor spanning thousands of hectares along the 165 km Yamuna Expressway from Greater Noida towards Agra. Every sector is planned on a grid of wide roads, green belts and civic amenities — and the entire plan is anchored by the upcoming Noida International Airport at Jewar.
For buyers, the master plan is the single most useful document on this corridor: it shows exactly where residential, commercial, industrial and institutional land sits, which sectors are already being allotted, and where the next wave of appreciation is likely to come from.
Key components of the plan
- Noida International Airport (Jewar) — the aviation hub at the heart of the plan, driving demand across every neighbouring sector.
- Residential sectors — planned townships such as Sector 18, Sector 20 and Sector 22D.
- Industrial & institutional parks — Film City, Semiconductor, Data Centre, Medical Device, Apparel and Toy parks that bring jobs and footfall.
- Green belts & utilities — reserved open space, water, power and road infrastructure built into every sector by design.
Sector-wise development
The plan is organised sector by sector. Residential and mixed-use land is concentrated in the sectors closest to the expressway and the airport, while industrial and institutional parks sit along the outer belt. The colour-coded map below shows the land use for each sector.
Ask our team for the latest allotment status of any sector — we track Sector 17, 18, 20, 22D and the Sector 25 farmer-quota (Kisan Kota) plots most closely.
Infrastructure planned
- Six-lane access from the Yamuna Expressway with internal sector road grids.
- Metro and rapid-rail connectivity proposed along the corridor.
- Planned water, sewerage, power and fibre utilities in every developed sector.
- Direct linkage to the airport, Film City and the Delhi–Mumbai freight corridor.
Invest based on the master plan
Reading the master plan before you buy is what separates a good plot from a great one. Land beside an upcoming park or the airport approach appreciates faster than land on the edge of the plan. Tell us your budget and goal — end-use or investment — and we’ll shortlist plots positioned to benefit most from the plan.
