Agricultural & Farm Land on the Yamuna Expressway
Explore agricultural land locations by district, then check the recorded village, parcel, title and permitted use before considering a purchase.
Agricultural land on the Yamuna Expressway: start with the records
An area page helps you identify a location and the checks to make. It is not a verified inventory of parcels for sale. For a proposed purchase, ask for the recorded village, gata/khasra number, area and title documents before comparing quotations.
Browse area pages by district
| District | Published area pages |

These figures update from the published area-page directory. District overview pages, pages with a separate canonical target and entries without a district classification are excluded. They are page counts, not counts of unique notified villages or properties for sale.
For the compiled village reference and official notification links, use the searchable YEIDA village list. Its 1,177 compilation entries are a different measure from the published area-page counts here; neither is a count of available properties.
Notification, ownership and building permission are separate checks
- Recorded location: start with the current khatauni and the mapped parcel on Bhu-Naksha.
- Notification: compare the recorded village with the dated official YEIDA schedule; do not assume every place on the corridor shares the same planning status.
- Registered dealings: use IGRSUP to search the relevant registration records and obtain the appropriate certificate or certified deed copy.
- Use and construction: do not assume farmland permits a farmhouse or residential development. Check the position for the particular parcel and any required declaration or authority approval.
What to request before a site visit
- The exact recorded village and gata number, not only a nearby town name.
- The latest land record, seller identity and the shares being offered.
- The mapped boundary and access claimed for that parcel.
- The documents supporting the claimed acquisition and land-use position.
- A quotation expressed in a consistent unit and an itemised account of charges.
These are a buyer’s preparation checklist. They do not establish that any particular parcel currently offered has clean title, clear access or building permission.

Common questions
The district table counts current published area pages, excluding district overview pages and pages with a separate canonical target. Entries without a district classification are excluded from that table. The figures do not count notified villages or available parcels.
No such inference should be made. Use the recorded village and the official dated notification to check the location; an area-page title is not a notification certificate.
Do not assume that an agricultural designation permits residential construction. Confirm the parcel’s permitted use, any required land-use declaration and the responsible authority’s approvals before committing.
Ask for the recorded parcel area and compare quotations in a consistent unit. Check the local bigha measure rather than assume that every quotation uses the same conversion.
Start with the current land record, then the registration history and relevant documents on IGRSUP. A single record or a recent mutation entry should not be treated as a complete title investigation.
They are location and due-diligence reference pages. Confirm the specific parcel, seller, size, price and supporting documents before treating an enquiry as a property offer.
