Residential plots are allotted by a draw of lots, but YEIDA’s commercial, hotel, group housing and institutional plots are sold by e-auction, where qualified bidders compete and the highest bid wins. The mechanics are the same across these schemes, and they are not obvious from the outside. This guide reads YEIDA’s September 2026 brochures (hotel and corporate office) to explain who can bid, what you deposit, how you qualify, how the bidding runs and how you pay. For what is open and the dates, see our guide to the September 2026 hotel, group housing, corporate office and school schemes.
Key facts at a glance
- Not a draw. E-auction plots go to the highest qualified bidder, not by lottery. Residential plots are the ones allotted by draw.
- Earnest money is 10% of the plot’s premium, deposited with the application and adjusted if you win.
- You must qualify first. The brochures set financial and technical criteria (net worth, solvency, turnover), and only bidders who qualify, whose names YEIDA publishes, can bid.
- Bidding starts at the reserve price (including location charges) and rises in fixed increments set in the brochure.
- Pay 40% within 60 days of the allotment letter, then 60% over two years, or use a bank-guarantee plan where the scheme offers one.
Who can bid, and the qualification criteria
Each scheme sets eligible entity types and financial and technical thresholds. For the corporate office plots (1,000 sq m in Sector 22E), the brochure required, for each plot, a minimum net worth of ₹2.18 crore (certified by the applicant’s statutory auditor or CA as on 31 March 2026), a bank solvency certificate of ₹1.63 crore no more than six months old, and an average or annual turnover of ₹10.88 crore. Only registered firms, trusts, societies, companies and government bodies could apply, not individuals, proprietors, LLPs or consortia.
The hotel scheme allowed consortia, with the net-worth requirement split across members (for example a lead member providing 40% of a ₹50 crore requirement and the others 20% each), and all members jointly and severally responsible. The exact thresholds differ by scheme and plot size, so read the data sheet of the brochure you are applying under.
The money you put down
- Brochure fee: a non-refundable fee to download the brochure (₹50,000 plus GST for the hotel scheme, ₹5,500 plus GST for the corporate office scheme).
- Processing fee: a non-refundable, non-adjustable fee (for example ₹25,000 plus GST for the corporate office plots, and a plot-area-based fee for hotel plots).
- Earnest money deposit (EMD): 10% of the plot’s premium, deposited through YEIDA’s online portal or by RTGS or NEFT, and adjusted against the premium if you win, refunded if you do not.
Qualification, then the auction
Applications are submitted and the EMD paid by the closing date. YEIDA then checks each applicant against the financial and technical criteria and displays the names of the qualified bidders on its website before the auction (for the September 2026 schemes, a few days before the e-auction date). Only those qualified bidders can take part. The e-auction is held online in a set time window. Bidding opens at the reserve price, which already includes the preferential location charges, and rises in the incremental value fixed in the brochure (for the corporate office plots, about ₹2.72 lakh a step on a reserve price of about ₹5.44 crore). The allotment is made at the auction rate or the rate applicable on the date of allotment, whichever is higher, and the allotment letter is issued within 30 days of the e-auction.
How you pay after winning
- Standard plan. The 10% EMD counts towards the premium; you pay 40% of the premium (after adjusting the EMD) within 60 days of the allotment letter, and the remaining 60% in four half-yearly instalments with interest at 10% a year. Missing the 40% payment cancels the allotment and forfeits the EMD, with a possible 30-day extension at 13% in exceptional cases.
- Bank-guarantee plan (hotel scheme). Deposit 30% with the application and give an irrevocable bank guarantee for the other 70%, with the balance due within 30 days of the allotment letter. Under this plan there are no technical or financial eligibility criteria.
- Lease and later costs. The plot is leased for 90 years, with lease rent and, on a later sale, transfer charges. The cancellation and restoration rules are the same shape as for residential plots; see our guide to YEIDA allotment cancellation and restoration.
How this differs from a residential draw
In a residential scheme you apply, pay 10% registration money and hope to be picked in the draw of lots; the price is fixed by the brochure. In an e-auction you must first qualify financially, then compete on price, and the plot goes to the highest bid. That is why e-auction plots suit businesses and developers rather than individual home buyers. How the residential draw works is in our guide to how YEIDA plot schemes work, and the comparison across authorities is in Noida, Greater Noida and YEIDA schemes compared.
Common questions
Both. Residential plots are allotted by a draw of lots at a fixed price. Commercial, hotel, group housing and institutional plots are sold by e-auction to the highest qualified bidder.
Ten percent of the plot’s premium, deposited with the application through YEIDA’s portal or by RTGS or NEFT. It is adjusted against the premium if you win and refunded if you do not.
Generally no. The schemes set financial and technical criteria and allow registered firms, companies, trusts, societies and government bodies; the corporate office scheme excluded individuals, proprietors and LLPs.
The floor at which bidding starts, including the preferential location charges. Bids rise in the fixed increment set in the brochure, and allotment is at the auction rate or the applicable rate, whichever is higher.
40% of the premium within 60 days of the allotment letter and 60% over two years in half-yearly instalments at 10%, or, in the hotel scheme, a 30% deposit plus a bank guarantee for 70% with the balance in 30 days.
