Three development authorities sell residential plots along the Noida to Jewar belt: the Noida Authority, the Greater Noida Authority (GNIDA) and YEIDA. Their schemes work very differently. This guide compares each authority’s latest residential plot scheme, using the authorities’ own brochures and scheme pages, so you know what to expect when the next one opens.
Key facts at a glance
- Noida: latest scheme, 2025(I), was an e-auction of 35 plots of 112.5 to 448.5 sq m in December 2025
- Greater Noida: latest scheme, LOP-05/2025, offered 10 plots of 51.51 to 500 sq m by e-auction in January 2025
- YEIDA: RPS10/2026 offered 973 plots of 162 to 290 sq m at a fixed ₹36,260 per sq m, allotted by draw in June 2026
- All three give a 90-year lease
- Open now? None of the three listed an open residential plot scheme on 2 October 2026

E-auction or draw?
- Noida’s 2025(I) brochure describes an e-auction of residential plots “on as is where is basis”. Its earlier residential e-auctions, in 2021 and 2024, used SBI’s e-tender portal.
- Greater Noida’s LOP-05 brochure says the allotment method is e-auction. Its general allotment procedure page, however, still describes individual residential plots as allotted by registration and draw of lots.
- YEIDA’s RPS10/2026 brochure says “allotment on draw basis”, with a separate draw for each category. Its earlier scheme, RPS-09/2025 (276 plots of 200 sq m), was also allotted by draw of lots, with 54,289 applications received and 54,223 found valid, according to a report on draw day.
We could not find a board resolution or date for when Noida or Greater Noida moved residential plots to e-auction. In practice, check the brochure of the scheme you are applying to: it states the method. For YEIDA’s process, see how YEIDA plot schemes work.
Reserved categories
- YEIDA RPS10/2026: 17.5% of plots for farmers, 5% for functional industrial units and 77.5% general, with 5% horizontal reservation for persons with disabilities. RPS-09/2025 had 48 farmer, 14 industrial and 214 general plots.
- Greater Noida: a 2012 office order set reservations for its residential plot and housing schemes, including 17.5% for functional industrial units, 17.5% for farmers whose land was acquired and 50% unreserved. We found no category reservation in the LOP-05 e-auction brochure.
- Noida: we found no category reservation in the 2025(I) e-auction brochure.
The farmers’ category in a scheme is different from a farmer’s own abadi plot; see 6% vs 7% kisan kota plots.
Transfer rules
- Noida: transfer only with the CEO’s prior permission, on the terms and charges prevailing at the time.
- Greater Noida: transfer only after the lease deed and payment of dues, with charges as per prevailing policy; no charges for transfer to parents, grandparents, children, grandchildren or a spouse; the transfer deed within 180 days of the transfer memorandum.
- YEIDA: transfer to non-heirs only with the CEO’s permission and transfer charges; none on succession; farmer and industrial category allottees cannot transfer for five years from allotment.
None of the brochures states the transfer charge amount. If you are buying an allotted plot on resale, ask the authority for the current charge in writing; see resale vs new scheme allotment.
Eligibility
Greater Noida’s LOP-05 brochure bars applicants whose spouse or dependent children already hold a GNIDA residential plot, house or flat. For YEIDA’s planned Sector 5A scheme, the board was reported in August 2026 to have approved about 4,000 plots of 40 to 300 sq m, barring people who already hold a residential allotment from Noida, Greater Noida or YEIDA; the allotment method was not stated. See YEIDA plot schemes 2026.
Common questions

Its latest residential plot scheme, LOP-05/2025, was an e-auction of 10 plots with bidding on etender.sbi. Its general procedure page still mentions draw of lots, so check the brochure of each scheme.
Its recent residential schemes, RPS-09/2025 and RPS10/2026, were allotted by draw of lots at a fixed rate per sq m, with separate draws for each category.
90 years in the latest schemes of all three authorities. Lease rent is paid yearly or as a one-time amount; YEIDA’s RPS10 brochure requires a one-time payment of 10% of the plot cost.
Within two years under the latest Noida and Greater Noida brochures, and within three years of the lease deed under YEIDA’s RPS10, with extension charges after that.
Please verify before you commit. Every scheme has its own brochure, and terms change between schemes. This is general information, not legal advice; read the brochure of the scheme you apply to and check with the authority.
