Tappal-Bajna Urban Centre: what is planned

Tappal-Bajna is one of the urban centres in the second phase of YEIDA’s master plan, which covers parts of Aligarh, Hathras, Mathura and Agra. A YEIDA release of 15 April 2026 put the Tappal-Bajna Urban Centre at 11,104 hectares. A logistics park or hub has been planned there since at least 2022.

• September 2022: the state was reported to have approved the logistics park’s project report, with a first phase of over 250 hectares to be taken through the acquisition policy.
• March 2023: the logistics hub was reported at about 950 hectares in three phases, with land identified in Syorol and nearby villages around Tappal.
• November and December 2024: proposed acquisition of about 1,512 hectares was reported (701.10 for the urban centre, 811.43 for the logistics hub), with notices to farmers and objections invited.
• April 2026: sectors 6, 7, 8, 9 and 11 were reported as planned at Tappal-Bajna, on about 1,450 hectares in two phases, with compensation of ₹3,500 to 3,800 per sq m expected and rates to be fixed after agreement with farmers.
• 28 September 2026: YEIDA’s board approved a 200-acre multimodal logistics park at Tappal-Bajna, to be allotted by e-auction.

Reported areas differ between sources and dates (from about 712 to over 1,600 hectares for acquisition, and from 165 to 950 hectares for the logistics park). One 2024 report places Bajna in Mathura district; 2026 reports treat Tappal-Bajna as Aligarh. We could not confirm whether land purchase began after July 2026.

Buying land near Tappal: what to check first

• Plotting is barred. In January 2025 YEIDA barred residential and commercial plotting in 90 villages in the Tappal area; around 1,000 buyers were reported to have bought about 500 plots. In July 2026 YEIDA demolished unapproved colonies on about 300 bigha around Tappal.
• Acquisition. Land in the urban centre and logistics park may be acquired or bought by YEIDA. Ask the tehsil and YEIDA whether a specific khasra is notified before paying anything.
• Tappal is in YEIDA’s area. Tappal’s nagar panchayat status was withdrawn on 25 November 2022 and the area returned to YEIDA, so construction needs YEIDA’s approval.

A plan is not a project: treat any claim that a parcel is “next to the logistics park” as an expectation until the park’s site and allotment are confirmed.
