On the Yamuna belt you will be quoted in at least three different units in a single afternoon. Agricultural land goes by bigha, YEIDA plots by square metre, and resale conversations drift into gaj. Comparing offers means converting them.

The bigha is not a standard unit
This is the one that costs people money. The bigha is not standardised. Its size varies between states, between districts, and sometimes between tehsils. A price “per bigha” is meaningless until you know which bigha is meant.
In western Uttar Pradesh the pucca bigha is commonly taken as 3,025 square yards — about 2,529 sq m, or roughly 0.625 acre — with the bigha divided into 20 biswa. But kaccha bigha measures are also in local use and are smaller, and practice differs by area.
How to avoid the trap
- Ask which bigha is being used, and how many square metres or square yards it represents locally.
- Convert every quote to square metres before comparing.
- Check the area recorded in the khatauni — the recorded extent governs, not the seller’s description.
- For any transaction, use the area in the revenue records rather than a verbal figure.
Worked example
A parcel quoted as 2 bigha, where the local pucca bigha is 3,025 sq yards, is about 5,058 sq m — roughly 1.25 acres, or about 6,050 gaj. If the local bigha in that tehsil is smaller, the same “2 bigha” is a materially smaller parcel. Same words, different land.
