Winning or buying a YEIDA plot is the start of a long run of paperwork. Before you can pay, you register as an allottee. Later you may need a no-dues certificate, want to add your spouse as a co-allottee, apply for a bank loan, replace a lost document or give the plot back. YEIDA publishes a checklist, application forms and an allotment letter that cover these. This guide pulls them together, and says plainly where the documents are old.

- The checklist is old. The file was created in March 2017, so check every fee and step with YEIDA before relying on it.
Step one: KYA registration
The RPS10 allotment letter template, which YEIDA filed with UP RERA, says the allottee should register the property under “Know Your Allottee” before paying the allotment money. The route it gives is: open YEIDA’s citizen portal, go to Citizen Service, then Check YEIDA Allottee, then KYA for YEIDA Allottee, fill in the details and upload the documents, verify the OTP, receive a password by SMS, and log in with your user ID once the KYA is approved. From the dashboard you choose Make New Payment and the payment type, which for RPS10 is the one-time payment, and you can pay by debit card, credit card or net banking. Co-allottee
The joint-name form asks for the allotment number, plot, sector and size, the allottee’s name, the joint applicant’s name and their relationship. The note on the form says the joint applicant must file an affidavit that they have no other plot or flat in the Yamuna Expressway area, on ₹10 stamp paper notarised with a ₹3 notarial fee. For new schemes, the RPS10/2026 brochure allows a co-applicant only from the immediate family (mother, father, brother, sister, son, daughter, husband or wife), with proof of the relationship.
Mortgage permission
You cannot mortgage the plot on the strength of the allotment letter alone. The RPS10/2026 brochure says a lessee may, with the lessor’s previous written permission, mortgage the leased plot (that is, after the lease deed is executed) to raise a loan from a bank or financial institution, and that YEIDA then has first charge over the mortgaged plot. YEIDA’s mortgage form asks for the name and address of the lending agency and a copy of the loan approval letter. The September 2026 group-housing brochure adds that no permission to mortgage is issued while dues to YEIDA are outstanding. Surrender and what you get back
YEIDA’s checklist describes the paperwork for surrendering a plot. Separately, the RPS10/2026 brochure gives one situation with a stated refund: if the area of the plot at the time possession is handed over differs from the area allotted by more than 10%, the allottee may refuse the allotment and surrender it. YEIDA then deducts a token ₹10,000 as a processing fee and returns the rest of the amount paid without interest. If the variation is 10% or less, the allottee has no right to surrender on that ground, and the premium is adjusted in proportion. The RPS10 brochure also sets a refund for each stage of surrender, from a full refund before the draw to a deduction of 30% of the premium after the lease deed; see our guide to YEIDA allotment cancellation, forfeiture and restoration. Other refunds and forfeitures depend on the scheme terms and the allotment letter, so check them before you surrender.
What to watch for
- Dates and fees. The checklist and the joint-name and mortgage forms are files created in February and March 2017. Documentation charges, stamp paper values and the portal steps may have changed.
- Do not pay anyone except through YEIDA’s own channels. The allotment letter directs payments to YEIDA’s portal, and fees named in the checklist are demand drafts or pay orders in favour of YEIDA.
- Keep every challan. Several requests start from a no-dues certificate, which YEIDA issues against copies of deposited challans.
- Time limits. The checklist says a buyer who has received a transfer letter should apply for the agreement to lease within 90 days, and the RPS10 terms set deadlines for payment and the lease deed; see what happens after allotment.

Write to YEIDA asking for it and attach self-attested copies of all the challans you have deposited. YEIDA’s checklist states no fee for it.

Under YEIDA’s checklist you apply in writing with an affidavit in its format and a copy of the FIR, and publish a notice in a listed newspaper. If no one objects within 30 days, YEIDA issues duplicates, and you bear the cost of the notice.
