When people ask what a YEIDA plot costs, they usually mean the rate per square metre. That is only the start. The premium is the biggest number, but a one-time lease rent, location charges, stamp duty and registration, and a string of smaller charges all sit on top, and more charges follow if you miss a deadline or sell later. This guide adds them up from YEIDA’s own RPS10/2026 brochure, the allotment letter and the transfer and lease forms, and works through an example so you can budget properly. Note that the premium can increase between application and allotment, and that if the land acquisition cost is later raised by a court, the state or YEIDA, the allottee bears the proportionate increase. So treat the rate as a floor, not a ceiling.

A worked example

Take a 200 sq m plot at the RPS10/2026 rate of ₹36,260 per sq m. These are illustrative figures to show the structure, not a quote:

So a plot advertised at about ₹72.5 lakh can carry roughly ₹7 lakh of one-time lease rent, up to about ₹11 lakh of location charges if it is a corner, park-facing, wide-road plot, and stamp duty and registration on top. A plot with no preferential location avoids the PLC. Budget for all of it before you commit.

Stamp duty and registration

Stamp duty on a YEIDA plot is paid on the lease deed, and the brochure and lease deed make it, the registration fee and all execution expenses the allottee’s. In Uttar Pradesh the headline stamp duty is 5% or 7% depending on the area, with a 1% registration fee, and a rebate for a woman buyer on part of the value. YEIDA’s checklist asks that the stamp duty be worked out by the Sub-Registrar’s office. If you pay late, build late, sell or default

Several charges only arise if something slips. They are all in the brochure and forms:

  • Late premium. Up to 30 extra days may be allowed in extraordinary cases at 13.5% a year (10% plus 3%); beyond that the allotment is cancelled and the registration money forfeited.
  • Late lease deed. Extension charges of 1% of the premium in the first year and 2% in the second, charged quarterly, with possession to be taken within 180 days of the offer or a 1% charge for a one-year extension.
  • Late construction. Extension charges of 4%, 5% and 6% of the premium for years one to three past the three-year build deadline.
  • Transferring the plot. A transfer charge of 5% of the plot cost, plus a ₹1,000 processing fee, if you later sell; see our guide to transferring a YEIDA plot.
  • Restoration. If the plot is cancelled and you get it back, restoration charges of 10% of the current premium, plus all arrears; see our guide to cancellation and restoration.

What you do not pay in instalments

Under RPS10/2026 the full premium is due within 60 days of the allotment letter and the brochure lists no instalment plan, so do not assume you can spread the premium over years. Some banks listed in the brochure finance up to 90% of the registration money, and a plot or construction loan is a separate arrangement covered in our guide to loans for a YEIDA plot.
