YEIDA Residential Plots on the Yamuna Expressway
How residential plots in YEIDA’s sectors are allotted, where they are, what the latest schemes charged and what to check before you buy one, from YEIDA’s own brochures and forms.
A YEIDA residential plot is a leasehold allotment from the Yamuna Expressway Industrial Development Authority in one of its planned sectors. YEIDA’s residential-plot page says residential plots are planned in parts of Sectors 16, 17, 18, 20 and 22, and that they are allotted by draw among eligible applicants. On 18 October 2026 the same page said there were currently no active residential schemes.
Two ways to get a YEIDA residential plot
- A new scheme. YEIDA advertises a scheme with a brochure, takes applications and allots plots by draw of lots. You pay the scheme rate and get a fresh 90-year lease. See how YEIDA plot schemes work and the current scheme status.
- An existing allotment (resale). You take over a plot someone already holds. This needs YEIDA’s prior written permission, which it can refuse, and a transfer charge: YEIDA’s transfer form and procedure checklist state 5% of the total plot cost at the current sector rate, with exemptions for close family and heirs. See transferring a YEIDA plot and resale versus a new allotment.
The latest residential schemes
| Scheme | What YEIDA’s brochure offered | Base rate |
|---|---|---|
| RPS10/2026 | 973 plots of 162 to 290 sq m in Sectors 15C, 18 and 24A; applications 6 April to 6 May 2026; draw date 18 June 2026 | ₹36,260 per sq m |
| RPS-09/2025 | 276 plots of 200 sq m in Pocket 9B, Sector 18 | ₹35,000 per sq m |
These are dated scheme base rates, not resale prices. A resale plot is priced by negotiation, and the transfer charge is worked out by YEIDA on the plot at the time. For the rest of the cost, see the total cost of a YEIDA plot: under RPS10 the full premium was due within 60 days of the allotment letter, with location charges up to 15%, a one-time lease rent of 10% of the plot cost, and stamp duty on the lease deed.

Before you pay for a plot
- See the papers for that plot. Allotment letter, payment receipts, agreement to lease or lease deed, and for a built-up plot the dimension plan and possession certificate.
- Confirm the seller can transfer it. YEIDA’s prior written permission is needed for every transfer, and dues must be cleared first.
- Get the transfer charge from YEIDA. The published figure is 5% of the total plot cost at the current sector rate; the binding amount is the one in YEIDA’s demand.
- Read the lease deed. It sets the building deadline, residential-only use and mortgage rules. See YEIDA lease deed clauses.
- Avoid unregistered deals. Agreements to sell and powers of attorney do not give you the plot. See the risks of GPA and agreement-to-sell deals.
Plot details, availability and prices are confirmed on request for a specific plot. Scheme figures above are from YEIDA’s brochures and are not a current price list.
