What agricultural land on the Yamuna belt actually is
The Yamuna Expressway runs roughly 165 km between Greater Noida and Agra. The land either side of it falls largely within the area notified by the Yamuna Expressway Industrial Development Authority (YEIDA), which plans and develops the corridor. Agricultural land here is farmland in revenue records — held by tenure holders, recorded in the khatauni, and sold by bigha or acre rather than by square metre.
That is a different proposition from a YEIDA residential plot. A plot is a developed, allotted parcel with a sanctioned use. Agricultural land is farmland: you buy the recorded holding, and what you may build on it is governed by its land use, not by your intentions. The YEIDA notified area spans 6 districts and 12 tehsils, covering 1,177 villages. We have a page for every one of them.

What is now fact
- Noida International Airport at Jewar is open. It was inaugurated on 28 March 2026 and has run commercial flights since 15 June 2026. The decade-long question of whether it would be built has been answered.
- YEIDA is actively planning the corridor under its master plan, with sectors designated for residential, industrial and institutional use.
- The expressway itself is built and operating, connecting the belt to Greater Noida and Agra.
What is still a plan, not a promise
- Rail links — metro, Namo Bharat and high-speed rail connections to the airport are proposed and at planning stage. Access today is primarily by road.
- The industrial parks — Film City, the medical device park, the semiconductor and electronics parks and the rest are at varying stages. Treat announced projects as announcements.
- Later airport phases — the second runway and terminal are planned, not built.
We are not going to quote you an appreciation figure. Land values depend on the specific parcel, its land use, its access and what actually gets built nearby — and none of that is guaranteed by anyone. What we can tell you is the verified position of a parcel today: who holds it, what the records say, and what is and isn’t permitted on it. Treat any firm promise of returns, from anyone, with suspicion.

Not automatically. Agricultural land is designated for agricultural use, and building beyond that generally needs a change of land use, which is a separate process with its own conditions. Confirm the position for the specific parcel before assuming anything is buildable.
By bigha or acre, and the bigha is not a standard unit — it varies by district and locality. Convert every quote to square metres before comparing, and use the area recorded in the khatauni rather than a verbal figure. See our measurement guide.
Nobody can promise that, and you should be wary of anyone who does. What is true is that the airport opened in March 2026 and has been flying since June 2026, so the delivery risk on the airport itself is largely gone. What remains uncertain is everything planned around it — the rail links and industrial parks are still plans. Value depends on the specific parcel, its land use and its access.
