Agricultural land in Uttar Pradesh is bought on documents, not on assurances. The paperwork is not complicated, but it is unforgiving: most disputes we see come from skipping a step that would have taken an afternoon.
The records that matter

The checklist
- Match the seller to the khatauni. The person selling must be the recorded tenure holder, or hold a valid power of attorney from them.
- Identify every co-sharer. Agricultural holdings are frequently joint. A sale by one co-sharer of jointly held land is a dispute waiting to happen.
- Verify the khasra on the ground. Walk the parcel against the shajra. Boundaries in records and boundaries in fields are not always the same.
- Check the land use. Whether the parcel sits inside the YEIDA notified area, and what use is designated for it, changes what you can do with it. See our village list.
- Check for acquisition status. Land under acquisition, or notified for it, is a different proposition entirely.
- Look for encumbrances — loans against the land, court proceedings, or entries in the records suggesting a dispute.
- Confirm access. A parcel with no legal access road is worth materially less than one with it, whatever the map suggests.
- Understand who may buy. Agricultural land purchase in Uttar Pradesh is subject to statutory limits on holdings and, in some cases, on who may acquire it. Take advice on your specific position.
- Budget for stamp duty and registration, and register promptly.
- Apply for mutation immediately after registry. An unmutated purchase is the most common cause of trouble for the next sale.
On conversion. Agricultural land is not automatically buildable. Constructing anything beyond permitted agricultural use generally requires change of land use, which is a separate process with its own conditions. Anyone telling you a farmhouse can simply be built on agricultural land is skipping a step.
A note on how farmland is priced
