Hathras is one of the less talked-about districts on the Yamuna Expressway belt, but by YEIDA’s own figures it has the largest notified area of any district. A short stretch of the expressway itself runs through it, and YEIDA has begun planning an urban centre here. This guide sets out what a farmland buyer should know, from official records and dated reports.

The district and YEIDA’s notified area

Hathras district was created in 1997 from parts of Aligarh and Mathura. It has four tehsils: Hathras (270 revenue villages), Sadabad (134), Sasni (115) and Sikandra Rao (164), a total of 683, according to the district website.

YEIDA’s overview lists Hathras with 420 notified villages over 88,968 hectares, in Sadabad, Hathras and Sasni tehsils. That makes it the largest notified area of any district in YEIDA’s table. A short stretch of the Yamuna Expressway lies inside Hathras district, in the Sadabad area.

The planned Hathras urban centre

  • August 2025: YEIDA announced a new urban centre in Hathras under the second phase of its master plan, with a consultant to prepare a detailed project report.
  • June 2026: it was reported that more than 50 villages in Hathras and Sasni tehsils had been notified for the centre, covering about 4,000 hectares, and that a planning consultant had been appointed.
  • September 2026: a report said YEIDA had identified three to four possible sites and received the consultant’s report, but that the site and master plan were not final.

Farming in Hathras

According to the district’s Krishi Vigyan Kendra, the main rabi crops are wheat, mustard, field pea and potato, and the main kharif crops jowar, bajra, maize, cotton, paddy, arhar and moong. Most of the net sown area is irrigated, the soils are alluvial, and a significant area of the district is alkaline: worth testing soil before buying land to farm. Under the state’s One District One Product scheme, Hathras’s products are hing (asafoetida) processing and readymade garments.

Registering a deed in Hathras

Sub-registrar offices operate at Hathras (Sadar), Sadabad and Sikandra Rao, according to 2025 and 2026 local reports. Register at the office covering the land. Before you buy in Hathras

  1. Confirm the village, and its tehsil, against YEIDA’s notification and the khatauni.
  2. Check the khatauni, land category and every co-sharer on UP Bhulekh: see checking khatauni and land categories.
  3. Ask whether the village is under consolidation (chakbandi), which can change plot numbers and boundaries; consolidation has been contested in parts of the district.
  4. Ask whether the parcel is among the villages notified for the planned urban centre.
  5. Get a 12-year encumbrance search and certified copies of earlier deeds.
