In September 2026 YEIDA put four plot schemes on its website for hotels, group housing, corporate offices and senior secondary schools. None is for an individual buying a home plot. They are e-auctions for developers, companies and institutions. This guide reads the four brochures directly and sets out, for each, what is offered, the dates, the payment terms and who may bid. If you are a home buyer, the last section explains why the group housing scheme still matters to you.

In every scheme the names of the financially and technically qualified bidders are displayed on YEIDA’s website before the auction (2 November for the hotel scheme, 16 November for the corporate office and school schemes), and only they can bid. The hotel and group housing brochures say allotment is at the auction rate or the rate applicable on the date of allotment, whichever is higher.

Terms the four brochures share

  • Lease: 90 years from the date the lease deed is executed. These are leasehold plots.
  • Earnest money: 10% of the premium, refundable and adjustable if you win.
  • Payment: 40% of the total premium, after adjusting the earnest money, within 60 days of the allotment letter. The remaining 60% is payable in four half-yearly instalments with interest at 10% a year (hotel, group housing and corporate office brochures, from 1 July 2026, revised each 1 January and 1 July). Defaulted amounts carry a further 3% a year, so 13% in all, and missing the 40% payment cancels the allotment and forfeits the earnest money. The corporate office and school brochures also allow full payment within 90 days.
  • Location charges: 5% each for a corner plot, a plot facing a green belt or park, and a plot on a wide road, to a maximum of 15%. In the corporate office and school schemes they are already included in the reserve price.
  • Lease rent: the hotel brochure sets annual lease rent at 2.5% of the premium, raised by 50% every ten years. The school brochure gives the same 2.5% and lets the lessee pay 11 times the annual rent as a lump sum.
  • No amalgamation or sub-division of the allotted plots (hotel, corporate office and school brochures).

One inconsistency to check. The hotel, group housing and corporate office brochures state interest at 10% a year from 1 July 2026. The school brochure’s note still says 10.50% from 1 January 2025, with penal interest of 13.50%. Check which rate applies before bidding.

Hotel plots (Sectors 28 and 29)

  • Fees: brochure ₹50,000 plus 18% GST; non-refundable processing fee of ₹50,000 (plots up to 4,000 sq m) or ₹1 lakh (up to 10,000 sq m), plus GST.
  • Norms: floor area ratio 3.0 and ground coverage 40%. Parking is one space for every two guest rooms.
  • Height: the brochure says there is no limit under the building regulations, but because Sectors 28 and 29 are adjacent to Noida International Airport the permissible height is about 29 metres under the AAI’s colour-coded zoning map, and maps for buildings over 24 metres are approved only after an AAI height NOC.   • Two payment plans: Plan A is the standard schedule above. Plan B asks for 30% with the application and an irrevocable bank guarantee for the other 70%, with the balance due within 30 days of the allotment letter, and sets no technical or financial eligibility criteria.
  • Allotment letter: issued within 30 days of the e-auction.

Group housing plots (Sectors 17, 18, 20 and 22D)

  • Size and cost of entry: plots run from 11,513 sq m (GH-7B and 7C in Sector 17) to 50,600 sq m (GH-15A in Sector 22D). Each carries a non-refundable processing fee of ₹5 lakh plus 18% GST, and an earnest money deposit that the brochure lists per plot, from about ₹6.9 crore (GH-7B) to about ₹30.3 crore (GH-15A).
  • Use: only residential and support activities under the master plan and YEIDA’s building byelaws.
  • Payment: the same 10% earnest money, 40% in 60 days and 60% over two years as above.
  • Later sales: transfer and sub-lease of built-up units follow YEIDA’s policy at the time and need dues to be cleared.

Corporate office plots (Sector 22E)

  • Price: ₹54,380 per sq m, so ₹5.438 crore reserve price for each 1,000 sq m plot, with a 10% earnest money deposit of ₹54.38 lakh.
  • Who can bid: registered partnership firms, trusts and societies, private and public limited companies, public sector undertakings and government bodies. Individuals, proprietors, LLPs, consortia and proposed entities cannot, and one plot is allotted per eligible entity.
  • Fees: brochure ₹5,500 plus GST, and a ₹25,000 plus GST non-refundable processing fee. Transfer charges are 5% of the prevailing premium or the bid premium, whichever is more.

Senior secondary school plots

  • Who can bid: registered trusts, registered societies and Section 8 companies, Indian organisations only. The applicant must have run a CBSE- or ICSE-affiliated senior or higher secondary school for at least the last three consecutive years.
  • Rates: reserve rates run from ₹16,604.75 per sq m (the 14,100 sq m plot in Sector 18) to ₹17,775 per sq m, for reserve prices of about ₹14.2 crore for an 8,000 sq m plot.
  • Fees: the same ₹5,500 brochure and ₹25,000 processing fee as the corporate office scheme.

What this means if you are a home buyer

You cannot bid in any of these schemes as an individual. The group housing plots are the one that touches home buyers, because developers who win them build apartment projects that are sold later. Common questions

For group housing and hotel plots the brochures set financial and technical criteria for companies and developers, and the corporate office and school schemes exclude individuals, proprietors and LLPs outright. They are aimed at businesses and institutions.
