Search for “Sector 28 YEIDA” and you will find two very different kinds of statement: official-looking facts about plots that were allotted, and large investment figures that come from news reports with no allotment notice behind them. This guide keeps the two apart. It also covers the practical question for most readers: Sector 28 is industrial land, so what, if anything, does it change for someone buying a residential plot or farmland nearby?

Sector 28 data centre park: key facts

  • What it is: an industrial sector of YEIDA set aside for data centres. YEIDA’s own land bank table lists a Data Centre Park in Sector 28 of 100 acres.
  • Allotted (2023): two plots of 20,000 sq m each, D-9 to Jackson Limited and D-10 to Sify Infinit Spaces, with a combined reported investment of ₹1,757 crore and about 775 jobs.
  • Reported, not confirmed by us: two parcels for the Adani Group (reported November 2023) and a proposed 384 MW project by AM Group (reported September 2026).
  • Conflict: a 2021 proposal spoke of 200 acres; YEIDA’s current land bank shows 100 acres.
  • For plot buyers: Sector 28 is not residential land and is allotted to businesses by scheme. It is not a reason to trust a claim that a plot or farm is “near the data centre park”.

What YEIDA says itself

YEIDA’s industrial page lists the Data Centre Park in Sector 28 in its land bank table at 100 acres, and states that industrial plots are planned in Sectors 28, 29, 32 and 33, with plot size, location and status to be checked on YEIDA’s GIS portal. The page gives no plot count, plot sizes or list of allottees for the data centre park. That is why the details below come from news reports of specific allotments, and why each is dated.

The 2023 allotment: what is documented

In November 2023, a PTI report carried by The Week described the outcome of YEIDA’s data centre plot scheme in Sector 28:

  • Five plots were offered. Three applications were received and two plots were allotted.
  • Plot D-9 (20,000 sq m) went to Jackson Limited and plot D-10 (20,000 sq m) to Sify Infinit Spaces.
  • The combined investment was put at ₹1,757 crore, with about 775 jobs expected. The report quoted a YEIDA Additional CEO on the two companies’ backgrounds.
  • Eight plots were said to remain in Sector 28 for future data centre allotment, with further schemes planned.

Trade coverage a week later (tele.net.in, 14 November 2023) added that Sify had signed a memorandum with the Uttar Pradesh government at the state’s investor summit in February 2023 and then applied under the YEIDA scheme, and that each of the two parcels is about five acres.

Why the acreage does not add up. In August 2021 the state government was reported to have proposed a data centre park of 200 acres in Sector 28. YEIDA’s current land bank table shows 100 acres. We found no document explaining the difference, so we show both and do not pick one.

What this means if you are buying a plot or farmland
