In Aligarh, YEIDA’s second-phase plans centre on Tappal-Bajna, where an urban centre and a logistics park are still moving through land acquisition. The Tappal area has also seen YEIDA ban unapproved plotting and demolish colonies. This guide sets out what a farmland buyer should know, from official records and dated reports.

Where the YEIDA villages are
Aligarh has five tehsils: Koil, Atrauli, Khair, Iglas and Gabhana, according to the district website. Its village list gives Koil 399 villages, Atrauli 313, Iglas 188, Khair 182 and Gabhana 159.
YEIDA’s notified villages in Aligarh are all in Khair tehsil. They came into YEIDA’s area through several notifications, according to YEIDA’s land schedules:

YEIDA’s English schedules and its Hindi summary do not list exactly the same Aligarh villages, so totals range from about 105 to 108; YEIDA’s overview gives 105. Our own compiled list has 94, and spellings vary between all of these. Treat the notification as the authority for any specific village. What YEIDA is planning at Tappal-Bajna
YEIDA’s second-phase master plan covers parts of Aligarh, Hathras, Mathura and Agra. A YEIDA release of 15 April 2026 put the Tappal-Bajna Urban Centre at 11,104 hectares. Alongside it, a logistics park or hub has been planned since at least 2022 (see our Tappal-Bajna logistics park and urban centre page). Progress, as reported:
- December 2022: the state was reported to have approved the logistics park’s project report in September 2022, with a first phase of over 250 hectares to be taken through the acquisition policy.
- March 2023: the logistics hub was reported at about 950 hectares and about ₹3,500 crore, in three phases, with a first-phase proposal of 364 acres sent to the Aligarh administration; land was identified in Syorol and nearby villages around Tappal.
- November and December 2024: proposed acquisition of about 1,512 hectares was reported (701.10 for the urban centre and 811.43 for the logistics hub), with plot-by-plot identification, notices to farmers and objections invited. Gautam Buddha University was to carry out the social impact assessment.
- January 2025: YEIDA was reported to have asked the Aligarh administration to start a social impact assessment for over 1,600 hectares, and a 736-hectare notification for Tappal was said to have been issued in 2024.
- April 2026: sectors 6, 7, 8, 9 and 11 were reported as planned at Tappal-Bajna, on about 1,450 hectares in two phases, plus 500 hectares for the expressway developer under a land-for-development agreement. Expected compensation of ₹3,500 to 3,800 per sq m was reported, with rates to be fixed with the administration after agreement with farmers, and ₹2,056 crore budgeted. Purchase was reported as possible by the end of July 2026.
- 28 September 2026: YEIDA’s board approved a 200-acre multimodal logistics park at Tappal-Bajna, to be allotted by e-auction.
The figures do not agree. Reported acquisition areas range from about 712 to over 1,600 hectares, and the logistics park from 165 hectares to 950 hectares, depending on the source, date and phase. One 2024 report places Bajna in Mathura district, while the 2026 reports treat Tappal-Bajna as Aligarh. We could not confirm whether land purchase actually began after July 2026, or find an official list of the villages in the urban centre. Illegal colonies around Tappal
The main actions reported around Tappal:
- November 2022: Tappal’s nagar panchayat status was withdrawn and the area returned to YEIDA.
- January 2025: YEIDA barred residential and commercial plotting in 90 villages in the Tappal area. Around 1,000 buyers were reported to have bought about 500 plots, with more than ₹600 crore at stake. Action began on 12 January 2025 under the SDM of Khair.
- July 2025: police attached land in Goraula village under the Gangsters Act in a Tappal land-fraud case.
- July 2026: YEIDA demolished unapproved colonies on about 300 bigha around Tappal.
Inside YEIDA’s notified area, a colony needs YEIDA’s approval, and agricultural land is not buildable by default. A “plot” carved out of farmland without that approval can be demolished, whatever the seller says. See farmland and farmhouse rules and how to avoid land fraud.
Registering a deed in Aligarh
The national land-records portal lists seven sub-registrar offices for the district: Atrauli, Gabhana, Iglas, Khair, Sadar First, Sadar Second and Sadar Third. Register at the office covering the land, and confirm which one that is on igrsup.gov.in; we could not find an official list of each office’s villages.

Farming in Aligarh
Aligarh lies in Uttar Pradesh’s south-western semi-arid agro-climatic zone, according to the district’s 2014 agricultural contingency plan. Its soils are described as deep loamy, silty and fine, nearly all of its net sown area is irrigated, and cropping intensity was 169%. The main crops listed are wheat, bajra (pearl millet), rice, mustard, potato and maize. Under the state’s One District One Product scheme, Aligarh’s product is locks and hardware.
Before you buy in Aligarh
- Confirm the village is on YEIDA’s notified list, in Khair tehsil.
- Check the khatauni, land category and every co-sharer on UP Bhulekh: see checking khatauni and land categories.
- Ask the tehsil and YEIDA whether the khasra is under acquisition for Tappal-Bajna.
- Do not buy a “plot” in an unapproved colony around Tappal; check for YEIDA approval in writing.
